- Controlling and managing building engineering for a total of 16 buildings. - Manage the maintenance system and engineering system of the condominium project to comply with the engineering principles of the system and the Condominium Act. - Control the project implementation, both internal teams and external contractor teams - Select external contractors to join the maintenance system and engineering project -Coordinate with relevant departments and agencies to ensure smooth project operations. -Control and prepare various project documents and check the disbursement of expenses or collection of expenses, billing - Check and follow up on regulations and laws related to maintenance work and engineering legal principles -Prepare information, provide advice and recommendations to promote marketing, and communicate information in various forms to help customers decide to receive services from the company -Prepare work plans and work procedures to comply with standards and align with the company's policies - Control, inspect and plan various operations that are in line with the safety policy in operations for both the company's employees and external con -Attend meetings, provide advice and solve various problems for the department and personnel in the department or other relevant agencie - Prepared Time Schedule of Technician to work Operation, Service - Planning preventive maintenance of all mechanical equipments in high-rise building - Check Weekly Report And Monthly Report Work of Engineer & Supervisor Technician & Technician - Inspect the defect work of installation contractor - Scope of work Terms of Reference (TOR) - Check and implement the plan for preventive maintenance (PM) - Equipment List (History Machinery) as well as follow-up of repair work. And various defects in the building - Follow up the management of the engineering department. The arrangement of the duties of the mechanic department, planning, order, controlling the operation of the technician department Evaluate the service of the technician department , Training to develop skills and expertise of building technicians - Control the work area The machine room in the system is in a good condition. - Control, inspect, give advice to contractors who come to work in the building. Both public areas And parts of residential buildings according to regulations - Check the coordination, contact the company, the contractor who came to work, fix, repair, check, analyze the work in the building system. - Monitor When the machine in the system breakdown from subordinates - Check the inspection report and purchase tool (Tool) each month . - Preparing and reviewing the quotation. - Check analyze and report daily. Engineering team - Procurement of contractors and price comparison of building maintenance - Check the maintenance plan of the building engineering system. - Preventive maintenance performance report - analyze problems and review maintenance plans To building managers - Monitor the use of spare parts and consumables for maintenance - Interviews with technicians or subordinates - Providing advice as well as helping to solve problems of the engineering team
