About the Job:
Reporting to the General Manager, the Development Leader represents a Taco Bell franchisee entity in strategic real estate decisions and transactions within their assigned operating region. This leader drives strategy and store growth opportunities within their region, optimizing the regional real estate portfolio, evaluating store expansions, and redevelopment projects and makes recommendations to the Brand. In addition, this role will assist in negotiations and finalizing deals for asset dispositions and other assigned initiatives that propel the brand further into a category of one.

The Day-to-Day:

Development Strategy

• Break the status quo of growth potential through consistent assessment and discussion
• Serve as a subject matter expert to drive development strategy
• Create short and long term development strategy in choices such as growth potential optimization, portfolio, pipeline development, business extensions, lease vs. buy, retail-build philosophy
• Consistently discuss and evaluate Dev. Strategy with the Leadership team and provide alternative points of view to enhance impact of the strategy on the business model

Market Planning Analysis

• Conduct site mapping and identify site locations within approved trade areas
• Drive site selection to meet or exceed company’s development obligations
• Understand Brand requirements and strategies for site selection
• Be a liaison with Brand on site selection to determine best development solutions

Development Support and Brand-Building/Standards Compliance

• Register sites with Taco Bell Development Team
• Prepare and submit site approval packages and manage Brand site approval process for all Locations
• Manage end-to-end store opening process, including construction and all store opening activities
• Prepare and submit design approval packages to brand for all locations
• Compliance of system building and design standards
• Ensure Franchise organization compliance with active development agreement
Is This You?
• 8+ years of unrivaled expertise in Real Estate related functions
• Local and regional experience
• Solid Real Estate networking
• Ready to take on challenges with a go-for-breakthrough attitude and excitement
• Must have excellent organizational, analytical, written and communicative skills
• Structured and logical thinking
• Must have excellent supervisory skills to ensure work gets done effectively and timely
• College degree preferred
